We highly recommend employing the services of “Claim it back VAT” to claim the vat due on completion of a self build project.
We first thought that we would be capable of making the application ourselves, but as the build progressed it became more apparent that it was beyond our capabilities bearing in mind the amounts of money involved. We felt that any lack of knowledge of the system could have caused the loss of a substantial amount of money,
The fee charged was a minimal amount for the work incurred and there were no additional fees whatsoever when problems arose and had to be sorted.
Wayne and his partner were very professional and approachable and nothing was too much trouble.
Contrary to the information on HMRC website our application took approximate 6 months to be settled and this was very frustrating for us and Wayne, but he could do little more than keep ascertaining the current situation with them.

At first I was reluctant to employ someone else to do my VAT claim back for my self build, but I’m glad to say I picked up a leaflet for Claim It Back VAT Refunds at a self build show, it was well worth the fee paid.
Wayne from Claim It Back VAT Refunds has done a stellar job, he took all my invoices and sorted out what I could and couldn’t claim, he advised me where I’d been charged VAT when I shouldn’t and helped in getting that refunded in itself, which saved me thousands, then he was very professional in submitting my claim and when HMRC returned some of the invoices as not acceptable Wayne could have just left it at that, but as far as I’m concerned he went above and beyond and repeatedly resubmitted the rejected claims as he stated that HMRC had made a mistake and eventually they agreed with Wayne and paid out all I was entitled to, again amounting to a further hundreds of pounds that I could have lost.

I am not one to leave reviews unless exceptional. We started our conversion without knowing we could claim back VAT. As a result our paperwork needed a LOT of sorting out. Wayne helped us to resolve various issues around format/proof of purchase etc. Also he helped us claim back VAT that we thought was ineligible which was an added bonus!Once submitted HMRC lost documentation and challenged some of the claim. Wayne also resolved these issues. A FIRST class service and his knowledge, experience and patience was excellent in navigating the minefield.
My advice to anyone undertaking a conversion is to use Claimitback, however I would recommend contacting them before the conversion for advice so you can avoid some of our pitfalls regarding retaining invoice copies, format, what can be claimed etc to ease the application.

I can't recommend this company highly enough. Their fee is incredibly modest for the amount of work they do. Unlike other tax refund companies who charge a success-related high percentage fee, Wayne charges a one-off low fixed fee at the outset. It is well worth it for the amount of work he does. My claim took almost almost three years (don't ask - but certainly not Wayne's fault as he was always very responsive). Eventually the claim was accepted by HMRC, with a very healthy refund of several thousand pounds. My situation was far from straightforward, plus there were dozens if not hundreds of receipts, some of them really small, but Wayne went through them all methodically, working out which ones were claimable and sorting them all into spreadsheets. I would never have had the patience or knowledge to do that! I definitely recommend Wayne and his company. You won't be disappointed.

Absolutely amazing. What would we have done without Wayne? I usually do my own admin and spent a while wondering if I could do this myself. I also couldn't work out how to choose between the different companies that offer the service and worried that Claim It Back were one of the cheaper options. But we 100% needed them and there is no way that any other company would have been better. At every step and with every question, they were helpful, quick, informed and on my side. They provided letters, lists and answers to queries to make sure I got every invoice that I could possibly include. They took over all of the official paperwork and now that our claim is complete, I would say that we got back well over £5,000 that we wouldn't have claimed otherwise (and far, far quicker). It would have been tempting to do the VAT reclaim for our self-build ourselves, as in theory it should be straightforward and I'm used to accounts.
