Foundations

Start of your project

This is a perfect time to instruct us to act on your behalf. We recommend sending us your original invoices at regular intervals so we can check you have been charged the correct VAT, and also highlight any issues regarding incomplete invoices or non-eligible documents and help get documentation which HMRC will accept.

Part Built House

During your project

If you instruct us to act on your behalf during your self build we will process all original invoices to date and flag any issues. Moving forward if you send us your invoices at regular intervals we can check you have been charged the correct VAT, and also highlight any issues regarding incomplete invoices or non-eligible documents and help get documentation which HMRC will accept.

Completion of your project

If you instruct us to act on your behalf once you have completed your self build we will require all original invoices and paperwork. We will check you have been charged the correct VAT, and also highlight any issues regarding incomplete invoices or non-eligible documents and help get documentation which HMRC will accept.  

Once you receive your proof of completion we have 6 months from the date on that document to submit an application.

Every client will receive the following service as part of the fixed fee:

+ Sorting all original invoices to make sure they are eligible for a VAT reclaim.​

+ Notifying you if an invoice is incomplete and requires additional information and help gain eligible documentation which HMRC will accept.

+ Highlighting any invoices which would be rejected by HMRC as being incorrectly charged. 

+ Emailing you a breakdown of all eligible and non-eligible invoices/items after every batch of invoices have been received so you keep up to date with your estimated reclaim value throughout your project. 

+ Completion of all paperwork required for your application.

+ Checking all invoices and required documentation is complete before submitting your application to HMRC.

+ Liaising with HMRC throughout your application.

+ Unlimited help and advice throughout your project relating to all aspects of VAT.

Our Process

Below is a brief guide on our process of reclaiming your VAT back on a self build.

Architectural plans

Instruct us to act as your agent

No matter what stage your project is at we will begin by sending you a welcome pack that will include all the information needed to start the process. 

It is never too early to instruct us.

Send us your invoices

Once we have been instructed to act on your behalf you will need to send us your original invoices. We will then begin the process of sorting and recording all eligible invoices. We will also check you have been charged the correct VAT and also highlight any issues and help resolve these.

Send us the required documents

Once your self build has been completed you will need to supply us with a copy of the planning permission, drawings and proof of completion along with any remaining invoices.

Submission of your application

Once we receive signed paperwork and confirmation from you everything is complete we will submit your application to HMRC.  

HMRC will refund you direct.
